ZACD Group to Preview Freehold Arina East Residences from $3,000 PSF in Tanjong Rhu

ZACD Group is set to preview its latest high-end residential project, Arina East Residences, in Tanjong Rhu from April 12, with indicative prices starting at $3,000 per square foot (psf). The official launch is scheduled for April 26.

The development marks the first private residential launch in the Tanjong Rhu area in 13 years. ZACD, alongside partners Welltech Construction (a Qingjian Group subsidiary) and FRX Capital, acquired the 40-unit La Ville through an en bloc sale for $152 million in December 2021.

The new project sits on a freehold land area of 47,012 square feet and will feature 107 units spread across two 20-storey towers. Designed by Ong & Ong Architects, the buildings are rotated at 45 degrees to give every unit corner-facing views, with a 270-degree panorama of the surroundings. A two-storey sky bridge connects the towers, incorporating a landscaped deck and an infinity pool.

Construction on Arina East Residences is underway and expected to be completed by May 2027, offering buyers a shorter waiting time compared to other new launches.

Arina East is located at the end of a cul-de-sac on Tanjong Rhu Road. The units will range from one- to four-bedroom premium apartments. Sizes begin at 495 square feet for a one-bedder and go up to 1,389 square feet for four-bedroom premium units. Selected three- and four-bedroom units include private lift access. Penthouses on the top floor measure 1,615 and 1,679 square feet with 4.5-metre ceiling heights.

Each unit will be fitted with luxury interior finishes, including travertine tiles, Miele kitchen appliances, sinterstone countertops, and full-height treated glass. All fittings in the bathrooms and kitchens will feature Grohe’s latest Sunset Bronze finish. Interiors are crafted by award-winning designer Nikki Hunt of Design Intervention.

The project will also include over 70 percent of its gross floor area dedicated to communal spaces. Facilities include three pools, a clubhouse, gym, landscaped decks, and more.

Transport connectivity is a strong selling point. Arina East is just a three- to five-minute walk to Katong Park MRT on the Thomson-East Coast Line, and an eight-minute drive to Marina Bay and the Central Business District.

According to PropNex CEO Ismail Gafoor, Arina East offers a rare combination of connectivity, tranquillity, and proximity to lifestyle amenities such as the Singapore Sports Hub and Kallang Wave Mall. Schools in the vicinity include Dunman High School, Chung Cheng High, and Tanjong Katong Girls’ School, making it an appealing choice for families.

The Tanjong Rhu area is part of Singapore’s upcoming transformation along the 120km Southern Coastline, stretching from the Greater Southern Waterfront to Long Island. More homes and amenities are expected in the area as part of the government’s long-term development vision.

Other recent launches in District 15 have transacted above $3,000 psf, including Union Square Residences on Havelock Road (average $3,189 psf) and Meyer Blue on Meyer Road (average $3,240 psf). Arina East, with its freehold tenure, is expected to compete well in this high-end segment.

SRI’s Ken Low believes the project will attract right-sizers from landed homes in District 15 and investors drawn to its freehold status and boutique scale. Additionally, two rounds of Build-To-Order (BTO) launches in the area could provide a future pool of upgraders once the new flats reach their Minimum Occupancy Period (MOP).

Christine Sun, Chief Researcher at OrangeTee, suggests that this long-term pipeline of upgraders could benefit buyers at Arina East, potentially expanding the resale pool in the future.

In a recent land tender, a 99-year leasehold site at nearby Bayshore closed with a top bid of $1,388 psf per plot ratio, implying future launch prices between $2,700 and $2,900 psf. In comparison, Arina East’s starting price of $3,000 psf for a freehold product in District 15 is seen as competitive.

The majority of private developments in District 15 are freehold or 999-year leasehold. Arina East will join a long-standing tradition of exclusive freehold properties in this prestigious neighbourhood.
